Dear Valentine Terms & Conditions:
1. Agreement
This agreement is made between Dear Valentine LLC (the Manager of the property) and the renter (“you” or “guest”). By submitting payment you agree to the terms and conditions in this agreement.
2. Cancellation Policy
All reservations must be guaranteed with payment at the time of booking. No-shows will forfeit the reservation and no refund will be granted. In recognition of current disruptions in travel, it is recommended that you purchase travel insurance (inclusive of COVID-19 coverage where applicable) to protect your purchase prior to confirmation and acceptance of these terms. The property does NOT provide exemptions from its cancellation policy for medical or personal matters, inclement weather, or other circumstances. The Property reserves the right to cancel a stay at any time prior to the scheduled check in time on the day of arrival for any reason. If the Property cancels a stay, a refund will be issued for prepayments.

3. Security & Incidentals Deposit Policy
We require a Security & Incidentals Deposit of $1,000 USD to be paid two (2) days prior to your arrival. The deposit will be released within three (3) days of your departure less any charges for incidentals such as food & beverage, outside services, and/or damage to the property.
During your stay, the Property and all equipment and furniture should be treated with care. Before your arrival, we will conduct a thorough inspection of the property to ensure that it is in good condition. Upon your departure, we will conduct another inspection to identify any new damage.
If we discover any damage to the property or cleaning is required beyond what would be expected after responsible usage during your stay, we will notify you immediately and deduct the cost of repairs or replacements from the security deposit. If the damage exceeds the amount of the security deposit, you will be responsible for the additional costs.
If there are any disputes over damages or outstanding bills, we reserve the right to withhold the security deposit until the matter is resolved.
4. Payment Guarantee
The property reserves the right to cancel your reservation booking without prior notice if full payment is not received on-time. Confirmation is also subject to all guest names, and a guest count, not to exceed the maximum capacity of the property.
5. Occupancy
Occupancy on-site at any time during your stay is limited to the maximum amount permitted by the City of New Orleans for each property. This limit is noted on your reservation. Please take note of the Events Policy should you have more than the allowed occupancy limit on-site for any reason. We reserve the right to cancel any reservation, without refund, if an unconfirmed number of people stay overnight at the Property. Please review floor & furniture plans and contact us prior to booking if you need clarification on sleeping accommodations. At least one person 21 years of age or older must occupy the property during the entire rental period.
6. Events Policy
Events may be allowed with prior written permission from Manager. Gatherings of more than the allowed guest limit also known as “Events” require an additional Event Fee which shall be paid in advance of the event and is non-refundable. A guest count, description of the events occurring on site, and other details are required 90 days prior to check-in. Any Event hosted without the Manager’s approval is subject to the Event Fee as well as any incremental wear and tear or damage caused as a result of the Event. If a guest hosts an Event on-site without prior permission from Manager, Manager may terminate the reservation with no refund. All outside Event vendors must be approved by Manager and must provide COI.
7. Prices and Taxes
All reservations are subject to taxes and processing fees . Taxes are additional and added at the time of booking. Please be advised that service charges, fees, and taxes are subject to change, at any time without prior notice and Manager reserves the right to introduce these in accordance with the law.
8. Complimentary Services
Utilities (water, gas and electricity)
High speed internet
Towels, bed linens, yoga mats, iron, steamer, cooking spices, kitchen supplies, washer and dryer, hairdryer, etc.
9. Arrival and departure
Check-in at 4:00 PM
You can check-in any time after 4PM local time. You’ll receive a code for keyless entry prior to your stay. Early check-ins are subject to availability and may not be feasible on dates where other guests are departing. A valid photo ID is required prior to check-in.
Check-out at 10:00 AM
You can check-out any time up until 10 AM local time. Later check-out times may be requested although we often are not able to accommodate late check-outs due to incoming guests.
10. Smoking Policy
For the comfort and safety of future guests, all Dear Valentine properties are non-smoking. No smoking is permitted on site in any capacity. This applies to both traditional smoking methods and all electronic delivery systems, including vapes, vaporizers, vape pens, hookah pens, electronic cigarettes (e-cigarettes or e-cigs), e-pipes, bongs, and any variations of the foregoing regardless of the product’s name. Any smoking on the property or strong lingering smoking scents on site will result in a $2500 USD Smoking Fine. The Smoking Fine shall not limit the Property from collecting additional damages for fumigation or replacement of furnishings due to smoke damage or smells.
11. Pets and Animals Policy
For the comfort and safety of guests and homeowners with allergies, Dear Valentine does not allow pets, dogs, cats, or other animals on the property. Unfortunately, no exceptions are allowed, even to hypoallergenic animals. Any animals brought on the property by guests will result in the termination of the rental in addition to a $2500 USD fine. No refund shall be given if guests are removed or their stay is terminated due to an animal on premises. The Fine shall not limit the Property from collecting additional damages for fumigation or replacement of furnishings due to animal dander, damage or smells.
12. Noise / Nuisance Policy & Quiet Hours
Guests are asked to respect the property and privacy of neighbors and to not make excessive noise. The volume of all activities on premises shall be limited to a level that cannot be heard by persons outside of the Property. Guests shall not play televisions, radios or musical instruments or musical playback equipment in a manner which disturbs neighbors, and shall maintain the volume of such equipment at reasonable levels. A noise monitoring device is located in the property and will automatically alert management if the noise level exceeds the limit set by the City of New Orleans.
Quiet Hours shall be observed between the hours of 10:00pm and 8:00am local time. Any late and loud partying is not permitted.
If a noise / nuisance complaint is received, you will receive a Noise Fine of $1,000 USD. If there are multiple complaints, and/or the noise continues, your stay may be terminated without refund.
13. Commercial Photography Not Permitted
No commercial photography on-site is allowed. Guests shall not license or permit any person, firm or corporation to make films in the interior or exterior of the premises for any commercial purpose without the express written consent of the Manager. In the event of any such use of either the interior or exterior of the premises without Manager’s written consent, all compensation received by Guest shall be paid to Manager.
14. Outages & Disruptions
Dear Valentine is not responsible for cable, internet, utility, pool or spa outages. Public utilities sometimes have disruptions and equipment sometimes malfunctions and cannot be guaranteed 100% of the time. Dear Valentine will repair/fix disruptions as soon as reasonably practicable. You authorize Manager to authorize repairmen to enter the premises during normal business hours for any purpose related to repair, care or maintenance of the premises. Refunds will not be issued due to outages, malfunctioning equipment or guest dissatisfaction.
15. Property Conditions
At time of reservation, Property amenities are accurate to the best of Manager’s knowledge. Furniture is subject to change without notice, as Managers on occasion update property.
16. No Subletting
No subletting or assigning of the Property shall occur without the written permission of the Manager. Manager may withhold permission to sublet or assign for any reason or for no reason in Manager’s sole discretion.
17. Risks & Liability Release
You waive and release Dear Valentine LLC and any affiliated parties, owners, heirs, employees, successors and assigns from any liability and/or claim for personal injury, property damage, or death that may occur from your use of the Property, even if the cause of such can be associated in any way with actions or failures to act of Dear Valentine LLC and any affiliated parties, heirs, employees, successors and assigns.
You accept the risk and waive liability for risk of pool & jacuzzi use, including, but not limited to, injury due to possible malfunction of pool equipment, tripping and falling over obstacles in the pool area, drowning, slipping on pool deck, risk of unsupervised children, intoxicated occupants, falling from leaning over the pool edge, and all risk of injury inherent with use of and actions in the pool & jacuzzi. Absolutely no diving is permitted in the pool or jacuzzi. The above is not a complete or exhaustive list of all possible risks, but only examples of risks you are assuming.
You accept risk and waive liability for risk of balconies & rooftop terrace, including, but not limited to, injury due to tripping and/or falling, risk of unsupervised children, intoxicated occupants, and all risk of injury inherent with use of an actions on balconies and/or rooftop terrace. The above is not a complete or exhaustive list of all possible risks, but only examples of risks you are assuming. Absolutely no jumping, horseplay, or leaning over the balconies and/or rooftop terrace is permitted.
You accept total responsibility for any and all injuries or damages of any kind which may result from the use of the Property. You understand that you are responsible for the acts of all the guests in your party. You agree to hold harmless Dear Valentine LLC and any affiliated parties, heirs, employees, successors and assigns for any damage or injury sustained by you and/or anyone else, regardless of cause, while using the property.
18. Governing Law
This agreement shall be governed by and interpreted in accordance with the laws of the State of Louisiana and the venue for any litigation shall be Louisiana state or Federal court in Orleans Parish. In the event that a dispute arises under this Agreement, the matter shall be promptly submitted for mediation as a prerequisite to any litigation.
19. Termination & Removal Policy
Violations of Property policies, or terms and conditions, may result in Immediate termination of the rental agreement, without refund, & removal from the property. Upon such termination, you and all of your guests shall vacate the premises immediately.
20. Lost & Forgotten Items
Dear Valentine LLC is not responsible for lost or forgotten personal things on the Property premise.
